The South Coast has welcomed thousands of holiday-makers to our region over Summer – many of whom have shown not just an interest in our beautiful beaches, environment and hospitality but also in investing in local real estate.


Here at Harcourts South Coast, we have been privileged to help many owners sell their properties over summer and in turn many families will be moving into their new homes soon!


While the South Coast’s stunning scenery, activities and relaxed lifestyle can take some of the credit for helping to sell these homes (who wouldn’t want to live here!), there are also many other factors that are just as important!


If you’re thinking of selling, here’s just a few things you might consider:


Presentation- Take the opportunity to present your home in the best possible way. Start in the front garden and work your way through the home, looking at everything as if you were a perspective buyer. Basic landscaping and garden maintenance, painting and touch-ups, de-cluttering and a thorough clean inside and out (including windows) is a great place to start;


Photography – When engaging an agent to sell your property, you will also be accepting their recommendations for a photographer. Have a look through the agent’s existing listings online, and note how well the homes present. Remember, a picture says a thousand words so quality photography is well worth the investment;


Marketing – A good real estate agent will have a broad range of marketing options at their disposal – and be able to recommend which are best for your property.  Given that no two properties are the same, take your agent’s advice on the best mix of local newspaper advertising, State-wide advertising in The Advertiser, letterbox drops, on-line portals such as www.domain.com.au, social media campaigns or even targeted advertising to interstate and international buyers if yours is a luxury property likely to attract broader interest;


Signboard – Nothing gets the neighbours talking on your street like a big FOR SALE sign in your front yard. It creates a buzz, catches people’s eye when they drive past, and shows the world that you are ready to sell! While a standard ‘For Sale’ sign with the agent’s details can do the job, and tells people who they need to contact if they would like more details, we suggest giving a little more information on your sign and really showcasing your property. A photo of your home’s best feature and a short description outlining your homes features is definitely more effective.


Lastly, but most importantly, is the Agent you choose to represent your home!  Judge them on their track record, their knowledge of the region, the resources behind them and their sincerity. Ultimately you need an agent who knows what their talking about, has a history of selling houses in the area, and is someone you feel comfortable with and can trust.
